Parque Alcorcón – An Urban Oasis Redefining Retail, Wellness & Experience

Parque Alcorcón is a strategic repositioning project transforming a 1994 shopping center into a contemporary retail, wellness and lifestyle destination. The intervention addresses obsolete architecture, inefficient commercial layouts and poor flow dynamics, redefining the asset as the heart of Parque Oeste — a place where sport, health, leisure and community converge.

The proposal restructures the mall to optimize SBA performance, improve visibility and enhance customer flow, introducing larger and taller units aligned with current retail standards. At its core, a multifunctional Energy Plaza becomes the central activation space, complemented by F&B terraces, outdoor activators, green façades and the Umbracle element, creating a strong visual and experiential connection between interior and exterior. The curated commercial mix integrates anchors, sport and wellness operators, services and destination F&B, while embedding sustainability principles through reuse of structural elements and responsible construction strategies.

SAGAN has developed the full scope included in the complete dossier: strategic positioning, diagnosis, concept design, commercial mix definition, spatial reconfiguration, activation framework and overall project direction.

FSM Arquitectos has developed the architectural design under SAGAN’s strategic direction, and HUCK has developed the placemaking and activation strategy under the same framework, ensuring coherence between concept, architecture and commercial performance.
